You don’t need to have everything figured out. Just bring any information you already have, such as your property address, a basic site plan, or title documents if you have them.
We’ll meet up in person or jump on a video or phone call for a complimentary 30-minute chat to discuss your goals, ideas, and what stage you’re at.

Yes. We can complete a pre-purchase check, which is ideal for auctions or time-sensitive decisions.

Costs and timings

The planning assessment usually takes 5 to 7 business days once we have all the information we need.
Pricing depends on the scale of the project.
We will provide you with a clear quote before we begin.

Once you have received your Planning Assessment and confirmed a pathway forward, fee proposals will be prepared for planning, surveying, and architectural services at the same time.
All three teams use the same online proposal software, making it easy to read, easy to sign, and clear from the outset.

It depends on the type and complexity of your project.
For a straightforward subdivision or land-use consent, most approvals take 6 to 12 weeks once lodged.
Larger or more complex developments, or those requiring multiple specialist reports, may take longer.
For the building consent phase, timing depends on the size and complexity of the development.
For a small subdivision with 3 to 6 dwellings, a reasonable timeframe is around 6 months.
Larger subdivisions may take longer.

The Subdivision Collective is a team of three independent companies, so each team will invoice you separately for their services.
The payment terms and details will all be clearly outlined in your fee proposal, and we will work together to make sure all the processes are as simple as possible.

The Subdivision Collective has a high success rate of getting Council Approval.
Things don’t always follow a straight line, but because we understand local council rules, processes, and expectations, the vast majority of our applications are approved without needing formal hearings.
Each of our three teams has long-standing relationships with councils across the country, and our planners know how to present applications clearly and effectively.

Yes, we handle all communication with the Council, including requests for further information, updates, clarifications, and negotiations, so you don’t have to.

Yes, absolutely. Our job doesn’t end when consent is granted. We continue to support you through condition compliance, variations, and certification.

Yes. We can review past applications, identify issues, and recommend the best strategy for resubmission or appeal.

If your project turns out not to be feasible, or would face significant delays or costs, we’ll tell you upfront so you don’t waste money pursuing consents that won’t succeed.

We’ll assess your site under the relevant local District Plan rules to determine what’s possible and which development options offer the best outcomes.

While we don’t provide any construction services, we do work with a network of trusted builders, tradies and construction companies we can recommend for your build.
We will secure all of the approvals and provide all the documentation your builder will need for a seamless start to your building project.
